We are very excited to start our renovation work on this historic mid-century modern house in Woodland Hills in the San Fernando Valley. This is a rare, early example, of a pre-fabricated building system and prototypical California Ranch House designed by architect Cliff May in 1954. We will renovate the kitchen and bathroom, install new flooring, paint and doors. We will keep and repair all of the existing wood windows which are in good shape, although many need repair.

STREET VIEW
The house is long and narrow with exterior wood cladding, large wood windows and a flat sloped roof.
ENTRY
The scale of the house is nice with exposed framing members, vertical wood siding and full height glass windows in the living room.
LIVING/DINING ROOM
The interior maintains it original globe pendant light and the angles glass at the vaulted ceiling. We will install new wood flooring at the concrete slab floor.
PRE-FAB BUILDING SYSTEM
Early in his career, Cliff May employed a colleague, Chris Choate to produce architectural renderings. In 1952 May and Choate designed, copyrighted, and marketed the 'Low-Cost House Building System,' a kit of parts (pre-cut lumber, wall panels, prefabricated utility, and bathroom units) with surprising success. Designs were sold to developers for $225 to $300 a house, and factories found to manufacture the parts. The modular houses ranged from 750-1,100 square feet.
EXTERIOR OF HOUSE
The house has plenty of shade from the mature trees on the site with a long sloping roof which keeps the inside of the house cool.
EXTERIOR
The original gravel roof can be seen in this image. The chimney is not original to the house, we will remove and replace this.
COURTYARD
The space behind the house and the garage is a small courtyard which we will improve as the master bedroom patio area. We will replace the back doors with hardwood doors with a glass inlay to bring more natural light into the back bedroom.
GARAGE
The garage uses wood louvers for natural light and cooling. Of course, we will maintain this detail.
